Genoa Township Zoning Regulations
Located in one of the fastest regions in southeastern
Michigan, Genoa Township is facing the difficult challenge
of accommodating ever-increasing development while retaining
its unique natural and rural character.

LSL completed a combined Master Plan and Zoning Ordinance
update process to confirm the vision of the Township, evaluate
options, and identify actions to implement that vision.
Tools are provided to manage growth, including a growth
management boundary that directs growth and provides guidelines
for extensions of public utilities.
The growth boundary
is complemented by a new compact mixed-use town center
that will provide retail services and higher density
residential within a traditional walkable neighborhood.
The zoning ordinance was drafted to help implement
the Township’s future vision. As the ongoing
planners for over 15 years, LSL has formulated and
applied regulations to improve the quality of development
in
Genoa and
protect the Township’s natural features that
create a sense of identity for Genoa including:
- Architectural, landscaping, lighting, parking, and
access management standards for commercial development
- Waterfront
regulations
- Planned unit development regulations for
clustered open space residential, mixed-use development,
large
scale regional
commercial centers and infill redevelopment
- Standards
for infrastructure and development concurrency
- Design
guidelines for the new Genoa Town Center
- Context sensitive
road design standards
- A comprehensive non-motorized
pathway and sidewalk system
